As we move deeper into postβNew Year activity, inventory across the northwest suburbs remains constrained, but we are beginning to see a gradual return of listings that were paused during the holidays. This early-January window is traditionally a transition period, with sellers re-entering the market and buyers starting to re-engage ahead of the spring season.
Detached homes continue to make up the majority of available inventory, while attached properties remain an important affordability option in several towns. New construction remains limited and is already included within each townβs total inventory count.

Total MLS inventory ticked up slightly again this week, reaching 14,650 active listings. The gradual rise in available homes continues to signal the early stages of the spring market as sellers begin positioning their properties ahead of the stronger buyer demand that typically arrives later in March and April.
New construction continues to play a key role in maintaining inventory in several communities, particularly Bartlett, Schaumburg, and St. Charles/Campton Hills, where builder activity remains steady.

Inventory rose slightly again this week as the market continues its gradual spring ramp-up.
Elgin (93 listings) remains the largest inventory market in our focus area and continues to be dominated by detached homes.
Schaumburg continues to show the strongest attached inventory, with 50 attached listings, highlighting the strength of the townhome and condo market there.
St. Charles/Campton Hills (68 listings) and Bartlett (54 listings) remain key markets where new construction plays a significant role in available inventory.
Meanwhile, inventory remains extremely tight in Wayne (2 listings) and Medinah (0 listings).
