🏡 The Goddard Report
ACTIVE Property Inventory Count – Attached and Detached Homes
Total available homes in the MLS: 16,023 (excluding private network homes)
Inventory numbers of select towns AS OF September 3, 2025
💬 What This Means
The suburban housing market is showing steady but uneven inventory: some areas like Bartlett and Elgin are offering more choice thanks to new construction, while others like West Chicago and Winfield remain very limited.
For buyers, this means opportunities are best in towns with new development pipelines — like Bartlett, Elgin, South Elgin, and St. Charles. These areas give you the greatest chance to find a home without competing as heavily.
For sellers, demand remains strong. Attached homes in Schaumburg and Glendale Heights are still highly sought after, while detached homes in Geneva, Glen Ellyn, and Wheaton continue to attract families who want more space. Listing now lets you take advantage of today’s motivated buyers before fall competition begins to rise.

🔎 Market Highlights
📌 Bartlett now has 76 active homes, the highest inventory level we’ve seen here in recent weeks. The 26 new construction homes stand out, showing continued growth and opportunity for buyers wanting move-in-ready properties.
📌 Geneva and Glen Ellyn both posted solid numbers with 51 and 46 homes respectively, balanced between detached and attached options. This balance makes these towns attractive to a wide range of buyers, from first-time homeowners to those moving up.
📌 West Chicago tightened to just 30 total homes, but nearly all of them (27) are detached — a sign of limited condo and townhome options in this market.
📌 Schaumburg continues to dominate the attached home category, with 63 condos and townhomes available. That makes it the top market for buyers prioritizing affordability and lower maintenance living.
📌 St. Charles/Campton Hills remains one of the strongest markets for larger detached homes, with 64 properties available in that category, plus 16 new construction homes.
