Chicagoland Housing Market Snapshot — July 01, 2026

The broader Chicagoland MLS currently holds 17,710 active residential listings across northeastern Illinois. Our 24-town western suburbs coverage area — spanning communities from Bartlett and Bloomingdale through Wheaton, Geneva, South Elgin, and Elgin — accounts for 986 active homes, representing 5.6% of total regional MLS inventory.

📊 Week-over-week (June 24 → July 01, 2026): Our 24-town coverage area gained 8 net new listings compared to June 24 (978 → 986). New inventory is entering the market, giving buyers slightly more to work with — but absorption remains fast. Don’t confuse new supply with softening prices. Broader MLS: 17,710 ↓126.

⚠️ Market context for buyers and sellers: The Chicagoland western suburbs remain firmly in seller’s territory. A balanced market requires roughly 4–6 months of supply; most communities here are running at 1–2 months or less. Bidding wars, escalation clauses, and waived contingencies are still the norm in the $300K–$600K range across DuPage and Kane County. New construction — 128 active new builds across our coverage area — is the clearest path to buying without a war. The tightest markets this week are Itasca, Winfield, Wayne — sellers there have maximum leverage.

💡 Weekly Market Highlights — July 01, 2026

  • New construction is the relief valve. With resale inventory constrained across all 24 towns, new builds are where buyers can find options without a bidding war. This week’s leaders: Schaumburg (21 new builds), St. Charles/Campton Hills (17 new builds), Elgin (16 new builds). Total new construction across our coverage area: 128 active new builds.   • Elgin leads the region with 134 active listings, including 100 detached single-family homes. Schaumburg follows at 121. More inventory means more negotiating room — relatively speaking. Even in high-inventory markets, well-priced homes are still moving fast.
  • Schaumburg dominates the attached market with 76 condo and townhome listings — the largest attached inventory in our coverage area. This is the best market in the western suburbs for first-time buyers, downsizers, or anyone who wants a lower-maintenance home. Browse available homes.
  • Biggest week-over-week moves: Bartlett (-12 to 39), Carol Stream (+10 to 52), Elgin (-9 to 133), Hanover Park (+6 to 40). Sharp week-over-week swings usually mean a cluster of new listings hit or a batch of homes went pending — check the market stats page for deeper context.
