The broader Chicago-area MLS is showing strong inventory this early June, with 16,655 active homes across all markets. Our 24-town coverage area accounts for 926 of those listings — a solid cross-section of Western Suburb activity.

Elgin continues to dominate as the highest-inventory market in our coverage area with 136 active listings. Schaumburg follows with 98 active listings, while the St. Charles/Campton Hills corridor remains one of the strongest detached-home markets with 59 detached homes currently available.

At the other end, Wayne, Itasca, and Medinah remain the tightest markets, reflecting continued demand and limited supply in those pockets.

Schaumburg stands out with the highest attached-home concentration in our coverage area, with 63 attached listings out of 98 total homes. That makes it one of the strongest local markets for buyers searching for townhomes, condos, and attached-style living.

Bartlett’s new construction pace remains impressive, with 15 new construction listings out of 49 total homes. That means nearly one-third of Bartlett’s available inventory is brand new construction.

Elgin continues to offer the most overall selection, with 136 active listings, including 104 detached homes and 17 new construction options.

St. Charles/Campton Hills remains a strong detached-home market, with 59 detached homes currently available. For buyers looking for more traditional single-family options, this area continues to offer meaningful selection.

West Chicago is currently a detached-only market in this report, with 24 active listings and all 24 classified as detached homes. Buyers looking for attached options in West Chicago may need to expand their search or be ready to move quickly when one becomes available.

Wayne remains one of the tightest markets in our coverage area, with only 7 active listings — all detached homes. At this level of inventory, sellers continue to have significant leverage.

Across the 24-town area, detached inventory continues to lead attached inventory, with 567 detached listings compared to 359 attached listings. Traditional single-family homes remain the dominant inventory type throughout the western suburbs.
