💡 Weekly Overview

The broader MLS is holding at 17,081 active listings — a healthy supply level giving buyers plenty of options across the region. Within our 24-town coverage area, we’re tracking 945 active homes, representing about 5.5% of total MLS inventory.

Elgin continues to dominate regional inventory with 139 active listings, followed by Schaumburg at 104 and the St. Charles/Campton Hills area at 83. These three markets alone account for over a third of our tracked-town supply.

On the other end, Wayne holds just 6 listings and Itasca sits at 9 — ultra-tight markets where sellers still have strong leverage. Medinah had zero active listings this week, maintaining its position as one of the most exclusive enclaves in the area.

Elgin continues to offer the most inventory with 139 active listings, including 101 detached homes.

Schaumburg remains the attached-home leader with 64 condo and townhome listings, while Hoffman Estates follows with 40 attached homes.

Wayne, Itasca, and Medinah remain the tightest markets with extremely limited inventory available.

Across our 24-town coverage area, detached homes continue to dominate the market, giving buyers strong single-family options throughout the western suburbs.
