The broader Illinois MLS is showing continued growth with 15,693 active listings across all property types, up 189 listings from last week. This deep pool of inventory gives buyers serious options heading into peak spring season. Across our 24 tracked communities, total inventory sits at 832 active listings — a meaningful cross-section of northwest suburban supply that reflects strong seasonal momentum heading into mid-May.
Elgin leads the pack with 116 active listings, nearly doubling the next closest market, while Schaumburg follows with 86 and St. Charles/Campton Hills holds 84. These three larger markets continue to offer the most selection for buyers, particularly in the detached segment where Elgin alone has 95 detached homes on the market.
On the tighter side, Wayne holds just 8 listings (all detached), Medinah shows no active inventory, and Itasca sits at 10 — making these the most competitive submarkets for buyers right now. New construction remains a significant force across the region, with Bartlett alone showing 13 new builds and St. Charles/Campton Hills adding 27.

Elgin continues to dominate as the deepest market in our coverage area with 116 active listings. Nearly all of Elgin’s supply is detached (95 of 116), making it one of the best markets for buyers seeking single-family homes with room to spread out.
St. Charles/Campton Hills is the new construction capital of the region — 27 of 84 listings (32%) are brand new builds. Combined with Wayne and Medinah showing minimal active inventory, the Fox Valley corridor remains a hotbed for both new development and established neighborhoods competing for buyer attention.
Attached homes carry heavy weight in several markets. Hoffman Estates leads with 33 attached listings (63% of its inventory), and Carol Stream and Schaumburg each show 24 and 56 attached homes respectively. These communities offer strong affordability options for first-time buyers and downsize seekers.
The tightest markets right now are Wayne (8 total), Medinah (0 active), and Itasca (10 total). Buyers looking in these communities face minimal competition from other buyers simply because there’s almost nothing to choose from. Sellers in these markets, however, have an advantage — scarcity drives urgency.
Bartlett’s attached segment is notable: 24 of 40 listings (60%) are attached homes, while its detached segment remains lean at just 16. This split suggests strong builder activity in the attached/townhome space, which could be an opportunity for buyers priced out of the detached market.
