The broader MLS continues to show strength with 16,150 active homes across the region — a healthy inventory that keeps options open for buyers navigating today’s market. Our 24-town coverage area accounts for 883 of those listings, with Elgin leading the pack at 125 active homes, well ahead of every other community.

At the other end of the spectrum, Wayne sits at just 7 listings, Itasca at 10, and Medinah shows zero active inventory — making these among the tightest markets in the region for buyers looking to move quickly.

Schaumburg (91) and St. Charles/Campton Hills (80) round out the upper tier of inventory, while Bartlett’s 38 listings include 13 new construction homes — over a third of the town’s active supply is brand new, signaling strong builder activity despite seasonal headwinds.

Elgin remains the clear inventory king with 125 active listings — 97 of those detached — giving buyers in the Elgin area serious selection power. Combined with 18 new construction homes, it’s a market where both resale and builder options thrive.

St. Charles/Campton Hills is seeing the strongest new construction activity of any town with 20 new builds out of 80 total listings (25%). Much of that is Campton Hills driving the detached and new-construction numbers. Sellers in established St. Charles neighborhoods are competing with fresh inventory, which keeps pricing in check.

Schaumburg is an attached-home powerhouse — 61 of 91 listings (67%) are attached single, making it the go-to market for condo and townhome buyers. Only 30 detached homes are available, so buyers wanting a standalone house there need to move fast.

Bartlett’s new construction pace continues to impress — 13 of 38 listings (34%) are brand new builds. This is a town where builders are aggressively adding supply, which benefits first-time buyers and anyone wanting modern construction without the renovation headache.

The tightest markets remain Wayne (7 total), Medinah (0 active), and Itasca (10 total). In these communities, sellers still hold the advantage, and well-priced homes are getting attention fast.
