Brentwood is 44 fee-simple townhomes in the DuPage County side of Bartlett, built by Realen Homes, L.P. in the early 2000s. Forty-four homes is small — smaller than most people picture when they hear “townhome community” — and that size is the whole story of how this place trades.
These are substantial townhomes. MLS records show them at roughly 1,760 to 1,870 square feet, all built in 2002, with two bedrooms and three to four baths, and an attached two-car garage. The finished square footage is closer to a small single-family home than to a starter townhome, which is why the two-bedroom count undersells them.
The association is unusually broad for a townhome community: it covers the decks and patios as well as the roofs, siding, landscaping, snow and driveways. That is reflected in the assessment — recent listings carry $358 a month — and it is worth understanding what you are buying with it before you compare that figure to a cheaper association down the road.

What the Association Covers
The Brentwood Neighborhood Association provides exterior maintenance, landscaping, snow removal, driveway and sidewalk maintenance, and Association insurance — plus the maintenance, repair and replacement of decks and patios, which many townhome associations push onto the owner. Recent listings show the assessment at $358 a month, typically including insurance, exterior maintenance, lawn care, snow removal and scavenger service.
Homeowners are generally responsible for the interior. Exterior alterations require Association approval — get the form approved before you order anything, not after.
Pets and Leasing
Household pets are permitted subject to Association rules. The Association’s pet registration information allows up to two pets per unit with no weight or size restriction — genuinely unusual, and worth knowing if you have a large dog and have been struck out by other associations.
Leasing is permitted, with a minimum six-month lease and lease information submitted to the Association. Confirm current rules and any rental cap before you buy as an investment — in a 44-home association, a cap fills up fast.

The History of Brentwood
Brentwood was built by Realen Homes, L.P. and every unit in the MLS record carries a build year of 2002 — a single phase, put up in one go, rather than the multi-year build-outs that produced the bigger Bartlett subdivisions. Three models were offered.
