Asbury Place is a 126-home attached community near Devon Avenue and Prospect Avenue in Bartlett, built by Edward R. James Homes in the early 2000s. Townhomes and rowhomes with two-car garages, private alleys and landscaped common areas — and the thing that actually sets it apart, a location you can walk from.

Downtown Bartlett and the Metra station are right there. So are the restaurants, the parks and the Bartlett Aquatic Center. Very little attached housing in Bartlett sits this close to the train, and that is what buyers are paying for here.

This is not a single repeated floor plan. The original governing documents identify both rowhomes and townhomes, in several different building configurations, and homes run along Prospect Avenue, East Railroad Avenue, Bradbury Lane and Broadmoor Lane. Recent resales have been two- and three-bedroom homes of roughly 1,376 to 1,748 square feet — expect real variation in size, basement, end-unit position and patio space from one address to the next.

What the Association Covers

The Asbury Place Homeowners Association maintains lawn and landscaping across most of the community, the private alleys, the off-street parking areas, entry monuments, street signs and benches — and clears snow from the alleys and parking areas. It also handles certain exterior work: exterior painting or staining, and masonry cleaning or tuckpointing, as the Association determines.

Recent listings show assessments running about $175 to $188 a month, generally including insurance, exterior maintenance, lawn care and snow removal. Landscaping inside a fenced or designated private area — an enclosed patio or garden — is the homeowner’s.

⚠ Roofs Work Differently Here — Read This Before You Offer

Roof repair and replacement are not handled like the rest of the exterior maintenance. The Association may coordinate or require the work, but under the governing documents the cost is allocated to the homeowners in the affected building — not spread across all 126 homes.

That means a roof on your building is a bill you and your immediate neighbours share, and a modest monthly assessment does not tell you whether that bill is coming. Before you write an offer here, ask for the current budget, the reserve balance and any planned capital projects, and find out how old your specific building’s roof is. This is the single most important question at Asbury Place and it is the one buyers miss.

Pets and Rentals

Dogs, cats and common household pets are permitted, subject to Association rules and Village of Bartlett ordinances. Pets may not run loose in the common areas and may not be left tied outside unattended.

Rentals are permitted subject to Association requirements. The original rules call for Association approval and one-year leases, and prohibit subleasing and short-term or transient rentals. If you are buying as an investment, confirm the current rules and any rental cap with the Association before you commit.

The History of Asbury Place

Developed as Asbury Place Venture and built by Edward R. James Homes, with MLS construction years running 2003 to 2008. Resales here have recently run $345,000–$360,000, and they do not sit — recent closings averaged 13 days on market.

Asbury Place was built at the point when Bartlett was filling in around its old centre rather than expanding outward, and the design shows it. Rowhomes and townhomes on private alleys, with the garages set behind the homes rather than facing the street, is an older village pattern reintroduced — it is why the streetscape here reads differently from the 1990s townhome developments further out.

The location is the reason the pattern was used. Building this close to downtown Bartlett and the Metra station meant working with the existing street grid along Prospect and East Railroad rather than laying out cul-de-sacs, and the result is one of the few attached communities in Bartlett you can genuinely walk from.
