Klein Creek Condominiums is an established condominium community in Carol Stream, Illinois — 216 homes in 12 buildings, grouped around three courtyards. It is the lowest-priced subdivision of any that trades regularly in Carol Stream, and for most buyers it is the way into the village.

Nearly everything here is a two-bedroom, two-bath unit of about 845 square feet with two parking spaces. A smaller one-bedroom plan exists but rarely comes up. The buildings date from 1979 through 1986, and the association covers enough that owning here is close to renting with equity: water, garbage, insurance, exterior maintenance, lawn care and snow removal all come out of the monthly assessment.

Windows and doors are the owner’s responsibility, not the association’s — that is the one line in the declaration that catches buyers out here, and it is worth checking their condition before you write an offer.

What the Assessment Covers

The Klein Creek Condominium Association administers and maintains the Common Elements. Recent listings show monthly assessments running roughly $373 to $427, and the fee has consistently included water, garbage (scavenger), insurance, exterior maintenance, lawn care, snow removal, parking and the pool.

Owners remain responsible for the portions of the residence assigned to the unit — windows and doors included — along with appliances, plumbing fixtures, personal property and everything else inside the unit. Review the current declaration, budget, reserve study and insurance certificate before you commit.

Pool, Parking and Outdoor Space

The community has an outdoor swimming pool open to owners, tenants and their guests under association rules, plus landscaped common grounds throughout.

Parking is surface parking, with resident vehicles subject to association registration and most guest parking on the outer perimeter of the community. Individual units have private balconies or patios, also governed by the association’s rules.

Rentals and Pets

Rentals are permitted, subject to the association’s leasing requirements. Leases generally must run a minimum of 12 months — no transient or hotel-style use — and owners must give tenants the community Rules & Regulations. Klein Creek also uses a Crime-Free Lease Addendum. If you are buying here as an investment, verify the current leasing rules and any amendments with the association first; caps and waiting lists are common in condominium communities and they change.

Pets are permitted. MLS records for Klein Creek units consistently show cats and dogs allowed, with number and size limits, alongside the usual requirements to keep pets under control and clean up after them. Village of Carol Stream ordinances apply as well.

The History of Klein Creek

The Klein Creek Condominium Association dates to 1979, and the buildings went up over the following seven years. Resales here have recently run $183,000–$208,500 — the lowest entry price in Carol Stream.

Klein Creek was built in the era when Carol Stream was filling in the last of its west side, and the condominium form was still relatively new to DuPage County.
